We like to be involved in a building project as early as possible and feel this is beneficial to our clients. At a conceptual level, we can comment on the overall buildability of the project and advise on costs and timeframes before the drawings progress to the detailing phase. Buildability can include things like material selection, feasibility and construction methodology.

As the drawings progress, we can develop a thorough scope of works. This is particularly important for renovations as we can define the level of input our clients want from us. Each project is unique, and the same goes for the clients.

 

When the drawings reach the consent stage, we can produce a comprehensive cost report. We feel it's best to be as transparent as possible. We spend a lot of time breaking the quote down into stages and individually itemizing the material, labour, and subcontractor costs within each step. Grant Built are members of the Certified Builders Association and use their construction contracts for our building projects.

At Grant Built, we use industry-standard project management software to plan and track progress on-site. We use this information to keep clients and sub-contractors up to date with regular reports. Using this system, we can also track and forecast expenditure during the build.

We also conduct regular quality assurance checks throughout the build to ensure everything is proceeding as it should. We often try to line these up with council inspections or project milestones. These self-checks helps us maintain a high pass rate with building inspections and reduce the likelihood of anything slipping through the cracks.

Renovations can be an exciting and challenging journey. Still, with enough preparation and planning upfront, even the more technical projects are broken down into bite-sized tasks. Good communication with clients and contractors is essential. We believe having regular meetings on-site to discuss upcoming tasks and milestones ensures seamless project delivery. Questions and queries can be dealt with early to remove any rushed decision making that can affect the quality of the build.

When renovating, it is not uncommon to find discrepancies between newly developed plans and the existing building, especially when you start peeling back the layers on an older home. Coming up with cost-effective and creative solutions to remedy these problems is a valuable skill we bring to the table. Nobody likes these sorts of surprises, and we do our best to minimize any impact on the budget and schedule.

We are more than happy to come out and talk through any ideas you have for your current home. We can also advise on costs and timeframes you can expect with your next project once conceptual drawings are produced.
